MAINTENANCE SUPERVISOR JOB DESCRIPTION

 

Maintaining the community’s assets at the highest level of maintenance standards as appropriate for a premiere community, while fulfilling the goals and objectives of the Board of Directors and Community Manager. Working directly with the Management staff to provide exceptional and timely service to residents and guests of the association.

JOB SUMMARY

Under the direction of the Community Manager, manage the day-to-day operations and/or all activities related to landscaping and hardscapes, grounds custodial, irrigation systems, storm water management, crabbing pier, beaches, boardwalk and footpaths, interactive fountains, roadways, alleys and bridges, sidewalks, clubhouse, security building (maintenance only), maintenance building (liaison to Town regarding maintenance building and water treatment system) and any other facilities or systems as directed by the Community Manager..  Responds to all inquiries and requests for service from residents and staff in a timely manner and with appropriate follow up. Perform general repairs and carpentry services to all facilities as requested.  Assist Community Manager in hiring and supervising grounds staff. Supervises and evaluates performance of contractors based on contract specifications.    Obtains bids and proposals for necessary grounds and maintenance work as needed. Maintain equipment and tools belonging to the Association keeping them in good working order and performing required scheduled maintenance. Works with the Community Manager on establishing budgets for various contracts and work needed throughout the community within budget and spending guidelines and to be compliant with the Associations reserve study.   

WORK ENVIRONMENT AND PHYSICAL REQUIREMENTS

Work is generally performed year round in both an office and outdoor environment with frequent interruptions and irregularities in the work schedule. Walking, standing, climbing, lifting heavy objects, stooping, or carrying of equipment and materials is required. Exposure to extreme temperatures, close quarter situations, elevated places, mechanical moving parts and vibrations. Familiarity with operating heavy equipment such as a skid steer or sand rake.  Ensuring that the grounds staff is operating in conjunction with all Federal, State and Local guidelines for safety and environmental concerns associated with Coastal properties and waterways.  

KNOWLEDGE AND SKILLS

Knowledge of:

·       Supervisory principles

·       Facilities maintenance and grounds

·       Carpentry and general repair experience

·       Contract management negotiation

·       Applicable federal, state, and local laws, rules, regulations, codes, and/or statutes

·       Preventative maintenance

·       Organizational practices (i.e. data on warranties, schedules)

·       Knowledge of industry best practices

·       Excellent customer service skills, both written and oral.

·       Basic computer skills Microsoft Office?

·       Reading and interpreting constructions plans, maps and documents.    

·       Work as a team member

·       Analyze problems, identifying alternative solutions, projecting consequences of proposed actions, and making recommendations in support of goals

·       Work independently and with other team members in a professional manner

·       Must have a valid driver’s license

·       Must be a Certified Pool Operator (or require a staff member to be).

 

 

Work scope subject to change with modifications and management goals of the community.
