Seeking a qualified Operations Manager who can manage the Community Association's assets and Capital Projects. Candidate would be responsibile for overseeing contractors, making sure that the community and Board of Director's expectations are being met. Understands how to work within a budget, reading and understanding blueprints and following permits which outline Federal, State and Local requirments. The Ideal candidate should be able to troubleshoot and have basic carpentry and mechanical skills necessary to perform minor projects in-house and properly supervise projects that are outsourced. The Operations Manager will work directly with the Community Manager and Assistant Manager to create a safe, enjoyable community for Owners and Guests. Must be willing to work during summer holidays and weather events as it is the sole responsibility to protect and maintain the Grounds and the Assets of this 37 acre community.

Special Requirements
Responsibilities - To include, but not limited to:

Manage day-to-day operations as related to landscape, hardscape, irrigation system, storm water management.
Manage staff of two-three, to ensure proper coverage, review payroll hours, performance reviews.
Work directly with vendors to obtain proposals for needed repairs and enhancements.
Work with the Community Manager, Board of Directors and Grounds Committee to obtain proposals, find vendors and oversee necessary projects.
Perform or assign minor tasks on a day-to-day basis, like power washing, deck board repair, trash pick up. Oversee that all work is getting done properly and to a high standard.
Maintain and understand the interactive fountain.
Make sure all street lighting is in good working order
Review reserve study and determine the needs and timing of long term projects.
Walk community to identify repairs or liabilities that need attention.
Assist Community Manager and Assistant Manager at Clubhouse as needed.
Prepare for weather events.
Perform maintenance and take care of equipment, hand tools and utility vehicles.
Maintain and create prevenative maintenance logs and plans.
Track purchasing and maintain inventory.
