Introduction:
Willows Run Golf Complex is the one of busiest public golf course in WA. Two 18 hole golf courses, 9 hole par 3, and 18 hole authentic mini golf. Founded by Paul Allen, co founder of Microsoft. Boasting 250,000 visitors annually.
Since 2019, Willows Run Golf Complex has been growing rapidly. Profit is almost tripled. Our business purchased second golf course in Dallas, TX in Aug 2025. Third one is going to be purchased soon. Willows run has been ran by Certified Golf Course Superintendent from 2021. All POA golf course. Average stimp speed during summer : 11.5 stimp. Quality superintendent is a very important for us. So, we decided to partner up with superintendents. Superintedents can purchase interest in business. We reinvest 30% of our profit back into business, Capital expenditures on machines are $500K average annually for the past 7 years. (More on facility improvements recently)

Job specification and expected competency:
Goal: No brown spots on fairway and rough throughout summer (May - Sep)
Necessary Task: Daily 4pm - 7pm dry spots check on days over 75 degrees in temperature from June - Aug. (Poa starts wilting) 20% of the summer days when POA starts wilting.
Skills: Knowledge of POA grass and all the causes of dry spots, Chemical application (wet agent, etc) to keep green fairway and rough in the summer.
Goal: To optimize irrigation
Necessary task: Know all the irrigation location, fixing in timely manner if broken, lift up and repair heads, add heads (Extend line)
Skills: Experience and knowledge how to extend irrigation line, replacing irrigation head, connecting elecricals, adjusting heads to optimal angle and heights.
Goal: To optimize spraying
Necessary task: Spraying depending on the weather and condition of the course. Apply necessary spraying to achieve desirable playing conditions (colors of the fairway and rough needs to be optimal)
Skills: Learn existing spraying formula and develop from there
Goal: Quality Aerification
Necessary task: Very thorough aerification process must be done end of March and beginning of September.
Skills: Get familiar with existing aerification process developed over the years, and innovate from there.
Goal: Train shop duties to key staff
Necessary task: mowing patterns, wash clean machines, practical training to achieve quality condition.
Skills: Assigning job task to appropriate staff, giving right task to right staff. Teach the right skills and show staff the difference of outcome. Communication and detail check of everyday work being done by staff
Goal: Winter Projects
Necessary Task: Tee renovation, adding irrigation heads.
Skills: Ability to set deadlines and execute accordingly

Expansion. Taking Willows Greenkeeper to new golf courses.
Job Benefits
Profit sharing payout: Every March for the period of Jan-Dec previous year financial performance. (minimum $10K guaranteed - upward depending on financial performance). Percentage of profit share is set (fixed) at the time of hiring and never change. As business grows, Profit share grows. Ultimately, it's a reflection of the result of golf course condition throughout the year.
Interest ownership: Right to own interest rights up to $50K, up to $5,000 at the time of hiring. No dividends. Value of the interest appreciates over the years as business grows.
Health insurance: self only (addition is self-pay)
Dental and vision self-only (addition is self-pay)
Vacation pay: 120 hours (No more than 2 vacation days during summer (Apr- Sep)
Sick pay: 52 hours
Unpaid sabbatical leave is encouraged from Dec - Feb, only after all the PTO has been used.. Applying for unemployment during Sabbatical is allowed.
Job Requirements
Class A superintendent.
Exception: Running very high end quality condition in current golf course as superintendent.
1. Minimum 50 hrs work from May - Sep.
2. Labor budget must be met. Saving labor will not result in shrinkage of labor budget next year. It never shrinks, but expands, if any.
Misconduct or unappropriate working behavior may lead to reduction to profit share, such as but not limited to,
Working under influence (alcohol) on the job
Not being able to work 40 hours a week. (winter time mostly)
Stealing, vandalism,
Action that may lead to lawsuit from outside business or third party (trouble with vendors, customers)
Any form of harrassment to staff (Power, Moral, Sexual, etc...)
ACCIDENT by maintenance staff, damage is likely to be deduct from superintendents profit share.
